Toll Brothers Advances Major Upper Southampton 55+ Community as Part of 275-Home Bucks County Expansion

Toll Brothers’ biggest new Bucks County project, a 115-home 55+ community in Upper Southampton, is now underway. It’s part of a larger 275-home expansion that also includes developments in West Rockhill, New Britain, and Newtown.


Toll Brothers is moving forward with several new residential developments in Bucks County, with the most significant project being a 115-home, age-restricted community now under construction in Upper Southampton Township. The broader set of projects, reported by the Bucks County Courier Times, will bring a total of 275 new luxury homes to the region, but the Upper Southampton development stands out for its scale, investment, and community impact.

Located along Second Street Pike, the Upper Southampton project includes 115 carriage homes designed for active adults aged 55 and older. Plans also call for a 1,600 SF clubhouse, reinforcing the neighborhood’s focus on amenities and lifestyle features.

Toll Brothers purchased the site for $7.2 million earlier this year and will dedicate 4.7 acres of land to the township as part of the development agreement. Once completed, the community will become part of the company’s Regency Collection, where home prices typically range from the mid-$500,000s to nearly $1 million.

While the Upper Southampton project is the largest single component of the company’s current activity in the county, Toll Brothers is simultaneously working on several other communities. In West Rockhill Township, the developer is preparing dozens of townhomes near St. Luke’s Grand View Hospital as part of the Regency at Rockhill Ridge project. That community will feature 73 active-adult townhomes and sits on land Toll Brothers purchased for $5.3 million in October 2024.

Additional developments are planned in New Britain and Newtown townships. Birch Run at New Britain will include 44 three-story townhomes, appealing to buyers seeking lower-maintenance living with modern layouts. Lyondale Meadows in Newtown Township will bring 45 single-family detached homes to the area, rounding out the company’s expansion efforts with a more traditional suburban product.

According to Toll Brothers Pennsylvania division president John Dean, Bucks County remains one of the company’s strongest markets. He noted that Toll Brothers’ long history in the Philadelphia region continues to drive interest in its communities.

The multi-project effort reflects the builder’s continued investment in Bucks County’s growing residential demand.
