Romanelli Company plans 347 homes on 101.5 acres annexing into Delaware, with single family and townhome sites, open space and required road improvements outlined in a recently approved concept plan.
A concept plan submitted to the city of Delaware outlines a proposal from Romanelli Company LLC to develop 347 housing units on a 101.5 acre site that is in the process of being annexed from Berlin Township. The land consists of five parcels totaling 109.01 acres, including properties at 2410, 2412 and 2612 Berlin Station Road, along with two parcels without listed street numbers. The area, which contains several residences and farmland, is largely undeveloped and falls within the Olentangy Local School District.
The city’s planning commission reviewed and approved the concept plan on November 5. The proposal will move to the Delaware City Council for a first reading on December 8. The annexation petition is also scheduled for its first reading during the same meeting.
According to the plan, the project includes 237 single family homes situated on 67.6 acres, primarily in the central and eastern sections of the site. Another 12.8 acres in the northwest corner would support 110 attached townhomes. Roughly 21.1 acres along the railroad corridor and within the central portion of the property are designated for open space, amenities and stormwater basins, all of which would be owned and maintained by a homeowners association.
Site access is planned through two entry points along the east west portion of Berlin Station Road. Two additional stub streets are proposed in the southeast corner to allow for potential connections to future development. A traffic study will determine what road improvements will be required to support the additional households. The developer will construct an eight foot wide multi use path along the property’s Berlin Station Road frontage.
This proposal is one of multiple residential projects planned for Berlin Station Road. On nearby parcels totaling 66.75 acres, BerlinStationRoad LTD is pursuing a subdivision called The Farms at Berlin Station. That site, located within the Delaware City School District, lies about two tenths of a mile north of the east west portion of Berlin Station Road.
