Century Communities has started construction on Mirabella, a planned residential development in Brookshire, Texas. The project spans approximately 318 acres along FM 529 near FM 362 and is designed to deliver more than 1,000 single family homes. According to information reported by Covering Katy News, the development is intended to address continued population growth and rising housing demand in the western portion of the Houston metropolitan area.
The builder plans to offer 20 floor plans divided into three home collections. Home prices are expected to begin in the high 200,000 dollar range. Residences will include options with as many as five bedrooms and will reach sizes of up to 3,000 SF. All homes in the community will be built with two bay garages, covered patios, and integrated smart home features.
The company describes the site’s location as a key attribute. Century Communities’ Houston division president stated that demand for housing in the west Houston metro area remains strong and that the project is positioned to serve a broad segment of prospective buyers. The development is situated within the attendance boundaries of newly built Royal Independent School District schools and offers connections to Katy, Interstate 10, and other regional destinations. Although proximate to major transportation routes, the area retains a predominantly rural landscape, with surrounding farmland shaping the immediate setting.
Plans for community amenities include lakes, a pool, sports courts, walking trails, dog parks, fishing areas, and a central pavilion. These features are intended to support recreational use and open space within the neighborhood. The inclusion of multiple outdoor elements reflects contemporary residential trends that emphasize walkability and access to leisure facilities in suburban master planned communities.
The launch of construction follows continued westward expansion in the Houston region, where new housing supply has played a significant role in meeting demand generated by employment growth and household formation. Brookshire and nearby areas have attracted sustained development activity because of their relatively large tracts of undeveloped land and proximity to established job centers.
Home sales for Mirabella are expected to begin soon, with Century Communities preparing marketing and outreach materials aligned with the phased buildout of the project. When complete, the development will represent one of the larger single projects underway in the Brookshire area and will contribute additional housing capacity intended to accommodate long term regional growth patterns.
