Sandy Station Townhome Plan Advances with 63 Family Units Near I-15

Sandy’s Planning Commission advanced a 63-unit townhome project exceeding 2,000 SF per unit. The proposal includes subdivision approval, site design conditions and now moves to the Sandy City Council for final review.


A proposal to construct a new set of family-oriented townhomes in Sandy is progressing after the Sandy Planning Commission voted unanimously to advance the plan, according to The Salt Lake Tribune. The development, called Sandy Station, would be located on 3.71 acres at 8925 South Harrison Street, east of Interstate 15.

The project outlines 63 townhomes and includes a subdivision request to support private ownership of individual residences. D.R. Horton, identified as the developer, presented the proposal through its entitlements manager, who informed planning commissioners that the units are intended for families and first-time homebuyers. Each townhome is planned to exceed 2,000 SF and would feature three levels and a two-car garage.

Proposed layouts show four bedrooms and three bathrooms per unit. The first level would include a garage, a bedroom, a bathroom and a walk out porch. The second level would contain an open-concept design with a kitchen, dining area, family room and a small balcony. The third level would include a primary bedroom, two additional bedrooms and two bathrooms.

City planning staff highlighted complications associated with the site’s irregular configuration and limited access points. An entry along 9000 South is designated for emergency-only use and would serve as an alternative route when primary entries are obstructed or when emergency vehicles require direct access.

The area around the development is also expected to evolve. Directly east of the site is the MVP Transitional Housing Facility, operated by The Road Home. A master plan referenced in municipal documents indicates potential redevelopment of that property, including a new transitional housing facility and adjacent retail components.

Although the commission approved the application, planning staff recommended several conditions that must be addressed as part of the site plan and subdivision reviews. These include additional landscaping along the western perimeter near Interstate 15, midblock pedestrian walkways throughout the development and signage indicating the community’s location within Sandy’s Cairns District.

Project materials note Interim Capital, LLC as the property owner or investor. D.R. Horton is the developer of record, with Ensign Engineering and Land Surveying providing architectural and engineering work and PKJ Design Group serving as landscape architect.

The development now proceeds to the Sandy City Council for final consideration. Construction may advance only after the council reviews the conditions and grants formal approval.
