Lennar wants to buy 473 acres of state land near Mesa. The parcel heads to a 2026 Arizona State Land Department auction with pricing and appraisal still pending.
Lennar is pursuing a large chunk of state-owned land in the East Valley, aiming to develop new housing on roughly 473 acres near Mesa. The site sits off Meridian Road and Baseline Road, split by U.S. 60. Although adjacent to Mesa, the property is officially located in unincorporated Maricopa County.
According to the Arizona State Land Department, the land is expected to go to auction in Q3 2026, though no specific date has been set. A starting bid and appraisal documents have not yet been released.
Lennar’s application frames the move as a continuation of its East Valley footprint, noting the builder has sold out of its communities in Eastmark and Cadence. The company is now looking to secure its next large-scale opportunity in the area.
Beyond those details, the public record doesn’t offer much yet. Everything hinges on the state land auction, timing, pricing, and whether Lennar ends up as the winning bidder once the parcel is appraised and formally listed.
