Sevierville officials are preparing to review a rezoning request tied to a proposed residential development by D.R. Horton, according to WVLT News. The Sevierville Planning Commission voted to hear the proposal, which would rezone more than 440 acres of undeveloped land along Red Bank Road to allow for a large master planned community.
The development would span about 445 acres and include roughly 1,200 residential units consisting of single family homes and duplexes. Plans also call for three parks identified as a main park, a secondary park, and a pocket park. A designated commercial area is included in the proposal and is intended to provide neighborhood scale retail and services for residents.
The land along Red Bank Road is currently undeveloped. Specific details regarding tenants, building SF, and construction timelines have not been released. City officials requested that the commercial component be limited to community retail uses.
Public reaction to the proposal has been mixed. Some residents have raised concerns about the scale of the development and its potential impact on traffic and utilities. Infrastructure capacity, including water, sewer, and road improvements, has been a recurring topic. A representative for D.R. Horton said the company has been in discussions with the city about contributing to infrastructure upgrades outside the project boundaries.
The planning commission voted four to one to hear the proposal, with one abstention. After reviewing additional details, the commission will issue a recommendation. Final approval authority rests with Sevierville’s board of mayor and aldermen.
