Lennar Advances 146-Unit Townhome Project Called Villas De San Diego in South Miami-Dade

Lennar is moving forward with a 146-unit townhome community in south Miami-Dade. The project, Villas De San Diego, advances the homebuilder’s strong presence in the region, where it leads both completed and active residential development.


Lennar is moving forward with plans for a 146 unit townhome community in south Miami Dade County, adding to the homebuilder’s expanding residential footprint in the area. The project, called Villas De San Diego, would rise on a 12 acre agricultural parcel at the southeast corner of Southwest 355th Street and Southwest 192nd Avenue. The land is currently an avocado orchard located near the Navy Wells Pineland Preserve.

According to county filings, Lennar has been advancing the development through a series of submissions, most recently a plat subdivision improvements application. The firm initially proposed 137 townhomes in 2023 and received approval last year to increase the count to 146 units. The community is planned as a collection of two story townhomes, with pricing expected to begin in the high 300,000 dollar range, based on Lennar’s marketing materials.

The development site is owned by an affiliate of TPG Angelo Gordon, a New York based private equity firm that purchased the property in May for about 12.3 million dollars. TPG Angelo Gordon functions as a land bank for Lennar, acquiring and holding sites until the homebuilder is ready to proceed with construction. This arrangement allows Lennar to control future building locations while keeping the land off its balance sheet until it is ready to purchase it from the private equity firm.

South Miami Dade has become a focal point for residential builders due to its relative land availability. Lennar has been the dominant developer in the area during the past several years. Research from Colliers shows the firm delivered more than 8,400 single family homes and townhomes locally over the last five years. That volume represents nearly 70 percent of all completed housing in the submarket during that period. Lennar is also responsible for roughly 60 percent of current residential construction in the region.

The homebuilder, which was founded by Leonard Miller in the 1950s and is now led by co chief executives Jon Jaffe and Stuart Miller, ranks as the second largest homebuilder in the United States. The Villas De San Diego project is one of several Lennar initiatives underway in south Miami Dade.

Nearby, the company is planning Century Parc Villas North, a 125 unit townhome community on Southwest 192nd Avenue. In the Redland area, Lennar intends to build 88 homes on a 31 acre site that will include 3D printed model homes. The firm has also proposed 106 townhomes near Homestead, including 11 units priced for workforce housing.
