A Brookfield-based homebuilder has submitted plans to develop seven new single-family homes on an 86-acre property along Judds Bridge Road in New Milford, near the Roxbury town line.
The proposal would subdivide the property into eight conforming residential lots. Seven new five-bedroom houses would be built on large, multi-acre parcels, while an existing residence would remain on its own lot. An existing garage on the property would be converted into an accessory apartment, according to the application.
The site sits in a rural portion of Litchfield County characterized by farmland and preserved open space. Development plans highlight elevated terrain that would provide expansive views but also note environmental constraints. The land includes steep slopes and waterways that flow into the Shepaug River. About 26 acres fall under state wetlands protection.
As an initial step, the developer is seeking approval from the New Milford Inland Wetlands Commission. Plans indicate that roughly seven-tenths of an acre of protected wetlands buffer would be disturbed during construction.
To offset environmental impacts, the developer proposes granting a conservation easement covering 13.5 acres in the western and northern sections of the property, aimed at preserving the most ecologically sensitive areas.
The parcel lies just west of the former Judds Bridge Farm in Roxbury, which historically encompassed approximately 1,700 acres. The proposal reflects a broader trend in the greater Danbury region, where builders have increasingly submitted plans for single-family housing rather than multifamily projects.
