Cameratta Companies Breaks Ground on Kingston, a 7,000 Acre Master Planned Community in Estero

Cameratta Companies broke ground on Kingston, a 7,000 acre Estero development planned for 10,000 homes, major conservation areas and national builder partnerships, with model construction beginning in 2026.


Cameratta Companies held a groundbreaking ceremony on November 13 to mark the next stage in developing Kingston, a large master planned community located in Estero. The event included company executives, local elected officials, development partners and community stakeholders. The ceremony represents the shift from land preparation activities to the beginning of construction after several years of planning and regulatory review.

Kingston is planned across nearly 7,000 acres, making it one of the largest development projects initiated in Southwest Florida. A principal component of the plan involves extensive ecological restoration. More than 3,300 acres within the property will be restored into wildlife habitat and formally designated as preserved land. The project intends to redevelop distressed agricultural acreage into an integrated community that balances conservation areas with residential and commercial development.

At completion, Kingston is planned to contain about 10,000 residences across multiple housing types, including single family homes, villas and condominiums. The community framework also calls for approximately 700,000 SF of commercial space. A network of lifestyle amenities is planned, including recreational facilities, public spaces and community services. Construction of model homes is scheduled to begin in spring 2026, with first model completions anticipated toward the end of that year.

The residential program will be delivered by a group of regional and national builders: Lennar Homes, Neal Communities, Pulte Homes, Taylor Morrison and Kolter Homes. Each builder will offer products consistent with their existing portfolios. Neal Communities plans paired villas and several single family homes within its Cruise, Celebration, Cove and Coastal series. Villas are expected to provide between 1,433 and 1,530 SF of living space, while single family designs will range from 1,682 to 4,443 SF across one and two story layouts. Neal Communities intends to construct six model homes.

Pulte Homes reported that its participation will continue its ongoing collaboration with Cameratta Companies on communities along Corkscrew Road. Taylor Morrison plans to expand its Esplanade resort lifestyle brand within Kingston.

Kolter Homes and Lennar Homes will also develop residential neighborhoods, with Lennar highlighting its previous joint projects with Cameratta Companies in Estero.

Cameratta Companies has a long development history in the region, including Verdana Village, The Place at Corkscrew, Corkscrew Shores and The Preserve at Corkscrew, along with High Point Place in Fort Myers. Company representatives noted that interest in Kingston reflects patterns observed in earlier projects within the area.
