D.R. Horton Proposes Second Phase of The Summit at Yorktown Townhomes in Lombard

D.R. Horton plans a second phase of The Summit at Yorktown in Lombard, adding 59 townhomes west of the mall as part of broader redevelopment that includes new apartments and green space. Village trustees will review the proposal in December.


D.R. Horton is moving to expand a townhouse development that borders Yorktown Center in Lombard, according to the Daily Herald. The company is pursuing a second phase of The Summit at Yorktown, a residential project situated north of the traditional enclosed mall. The initiative represents a continuation of redevelopment activity intended to introduce new housing into underused retail areas around the shopping center.

The builder’s current construction of a 90-unit townhouse project at the northwest corner of Grace Street and the mall ring road received zoning approval in 2022. The first phase occupies part of the former Yorktown Convenience Center, a commercial strip center once known for its green roof. According to the company, roughly 20 units remain to be completed, with the final buildings already rising.

D.R. Horton is under contract to acquire a roughly 3.6-acre property to the west, formerly the site of a Carson’s furniture store. The proposed second phase would add 59 townhouse units in 11 buildings. Project documents state that the new homes would share the urban rowhome architectural design, exterior character and overall palette of the initial 90-unit community. Internal driveways would connect both phases to create a unified layout.

Adjacent activity is also reshaping the surrounding commercial district. Synergy Construction & Development is advancing a luxury apartment complex close to the mall. The demolition of the former Carson’s anchor department store created room for a planned green space between the mall and the Yorktown Reserve apartments. Retail stakeholders describe the addition of residential density as a component of broader efforts to strengthen Yorktown Center by placing more potential customers within walking distance of shops and restaurants.

Yorktown Center representatives have characterized the townhouse expansion as supportive of ongoing revitalization efforts. They note that the broader master plan calls for additional residential units, retail, restaurants and new public spaces.

D.R. Horton has also presented early concepts for another nearby site. The builder is exploring a plan to develop the former Northern Baptist Theological Seminary property east of Yorktown with about 159 townhouse units. Company officials cited the momentum of the first phase of The Summit at Yorktown in comments to the village’s plan commission.

Lombard’s plan commission has issued a positive recommendation for the second phase of The Summit at Yorktown. Village trustees are expected to review the plans in December.
