Lennar Begins 260 Home Fashion Square Development Next to Del Amo Fashion Center in Torrance

Lennar has started construction on Fashion Square at Del Amo, a 260 home project on 16 acres beside Del Amo Fashion Center in Torrance.


A 16 acre property next to the Del Amo Fashion Center in Torrance has been cleared to allow Lennar Corp. to begin construction on a new residential development, according to reporting from Urbanize LA. The site, located at 3405 West Carson Street and 21405 to 21515 Madrona Avenue, was formerly used for commercial space and overflow parking tied to the mall. Lennar’s project, known as Fashion Square at Del Amo, is planned to include 260 homes in a mix of two, three, and four bedroom layouts.

Plans approved in late 2024 specify buildings up to four and five stories in height. Designs by KTGY and Woodley Architectural Group call for parapet roofs and fiber cement horizontal siding with varied exterior tones. The project will incorporate structured parking, internal access roads, and landscaped areas that serve both practical and recreational functions.

Roughly 25 percent of the site will be improved with landscaping. This includes an open space area at the northeast corner of the property and a central amenity zone measuring approximately 14,500 SF. The landscape plan by SMP Environmental Design outlines pedestrian connections, planting areas, and outdoor gathering spaces intended to support residents.

Construction of Fashion Square at Del Amo is expected to take approximately 41 months. The multiyear schedule reflects the scale of the development and phased residential building activity.

The project is one of several recent housing initiatives surrounding the Del Amo Fashion Center. Regional demand for new residential inventory has led developers to target underused commercial sites near shopping centers for infill housing. Earlier in the year, Legacy Partners began work on a 200 unit apartment complex west of the mall. Together, the projects illustrate an ongoing shift in land use patterns as commercial parcels are adapted for medium density residential development supported by existing infrastructure and services.
