Luxury homebuilder Bob McNally has introduced a streamlined home evaluation and renovation service intended to address slowing new home sales and limited buildable land on the island. McNally, who leads Palm Coast Development, has long built and remodeled homes in the region. He is now shifting additional focus to renovation work and has brought his son, Austin McNally, into the company as executive vice president to support the expansion. The initiative centers on offering fast, no cost assessments for realtors, investors, homebuyers, and homeowners considering upgrades to older properties. The company will review renovation goals, budgets, and desired design changes before presenting options consistent with current building codes. The service is intended to help potential buyers evaluate an older home’s viability, particularly in neighborhoods such as Riomar and Central Beach, where homes often require modernization.

McNally provides concept plans, cost estimates, and expected timelines for potential projects. These may involve additional SF, structural adjustments, wall removal, ceiling changes, or updates to kitchens, bathrooms, roofs, and windows. The same service applies to investors analyzing acquisition opportunities and to owners who are weighing the cost of upgrading a current home rather than moving into a more expensive property with a higher mortgage rate.

Real estate professionals cited recurring challenges related to buyer uncertainty over renovation costs. Several brokers stated that the ability to receive detailed estimates from an experienced builder could make transactions involving aging properties more practical for clients. McNally states he can reduce the time required for planning and approvals by leveraging long standing relationships with architects, engineers, and subcontractors.

He notes that Palm Coast Development is vertically integrated, enabling coordinated cost estimates that include pools, landscaping, interior design, and construction. The firm aims to move from initial concept to approved plans and permits within four to five months, a timeline that McNally positions as shorter than traditional architectural routes.

McNally’s experience includes constructing thousands of residential units and commercial buildings in New Jersey before relocating to Florida in the mid 1990s. Since then, he has built nearly 300 custom homes and multiple condominium projects on the island. With the median home age in the 32963 area at 55 years, and several properties dating back to the early twentieth century, the prevalence of renovation needs is increasing.

The company expects renovation services to represent a growing share of its work as land availability diminishes and as buyers seek solutions that balance preservation of existing structures with updated functionality. McNally states that he provides phased plans when costs exceed budgets, offered with no commitment required from the client.
