Shorewood’s Housing Boom Accelerates with 416 Lennar Homes and 247 Rentals from Kipling Group

Shorewood’s building boom continues: Lennar adds 416 homes, Kipling Group builds 247 rentals, and a new YMCA nears completion, marking the village’s biggest expansion since before 2008.


Shorewood, Illinois, a village of roughly 18,000 residents, is experiencing its largest wave of development since before the 2008 recession. Five major projects are simultaneously under construction, including residential, commercial, and community facilities. According to Shorewood’s economic development director Natalie Engel, the scale of building activity marks a new phase of local growth.

Among the most prominent projects is The Hamptons of Shorewood, led by Ed Mattox of the Kipling Group. Approved in 2022, construction began in fall 2025. The 31.5-acre mixed-use development will include 175 rental homes, 72 townhomes, and two mixed-use buildings with ground-floor retail and upper-story residential units. Planned amenities include a clubhouse, swimming pool, walking and biking paths, and 7 acres reserved for future retail. The project is expected to house about 500 residents.

Nearby, Lennar Corporation is building two large subdivisions: Towne Center II and Auburn Chase. Towne Center II, located at Peyton Terrace and Wynstone Drive, covers 60 acres and includes 139 single-family homes priced at an average of $450,990. Home sizes range from 1,866 to 2,907 SF, with two or three-car garages and basements. The subdivision’s multi-use path network connects to Shorewood’s broader trail system.

Lennar’s second project, Auburn Chase, spans 100 acres on Seil Road west of Four Seasons Park. The subdivision will add 277 single-family homes, supporting a projected population of about 800 residents. Prices average $411,785. Homes vary between 1,137 and 2,607 SF, all with basements. Auburn Chase will feature ponds, a tot lot, playground, and private dog park.

Nonresidential development is advancing as well. The Rusty Ridge Animal Center, a 9-acre veterinary complex on Route 52, is nearing completion and expected to open by year-end. Across the street, the new Shorewood YMCA—a 60,000 SF facility—will serve as a regional headquarters for Will and Grundy Counties. Scheduled to open in early 2026, it includes an eight-lane indoor pool, gymnasium, walking track, and fitness spaces.

Together, the housing and civic developments could increase Shorewood’s population by more than 1,800 residents. Infrastructure upgrades, including a new traffic signal at Route 52 and Wynstone Drive, are underway to support the growth.
